Make a 'Sensible' Offer On The Property Once you have found what you are looking for, make a 'sensible' offer on the property you have chosen. When your offer has been accepted, let your solicitor know. He or she will ensure that the sellers solicitor prepares a draft contract of sale, and at the same time carry our the searches. Surveys You've already spoken to our independent financial advisor about arranging the mortgage, so now it is time to set the wheels in motion. Before a lender can offer a mortgage to you, a mortgage valuation must be carried out on the property. Your lender will arrange that mortgage valuation. The mortgage valuation is conducted to ensure that the property you wish to purchase is suitable security for the amount you wish to borrow. There are three types of survey, and it is entirely up to you which one you go for. We will be happy to provide any information you require concerning a survey. The three types are:-
The lender will also have the property valued. This report is mainly for the lenders benefit and the valuation acts as a guide to how much they will lend. It may well outline some superficial problems, but you must not treat the valuer's report as a full survey. Applying For A Mortgage As soon as your offer for the property you wish to buy is accepted our independent financial advisor will get the formal process underway. The main points to note however are that you will need to formally instruct a solicitor and also pay the lender's fee to cover the cost of having the property valued. The mortgage lender will want to confirm your income and take up other references. Your Mortgage Offer If the mortgage lender is happy with all the information it receives and it believes the valuation report to be satisfactory a formal offer of mortgage will be issued.
