- Sale Statement
A brief statement of the property being sold
- Land Registry Title & Plan
An up to date official record of who owns the land
- Energy Performance Certificate *
- Copy of the New Homes Warranty
Applicable for new builds or converted property
- Local Authority Searches
- Drainage & Water Searches
- Additional documents for leasehold properties
including copy of lease and landlords details
* Energy Performance Certificates are valid for 12 months.
Home Information Pack
A Home Information Pack (HIP) is a legal requirement for anyone wishing to sell a property from the 14th December 2007. The cost and provision of the pack is the sellers responsibility.
You also need to provide an Energy Performance Certificate (EPC), which will be included with the HIP.
Why is the government introducing HIPs?
The government is introducing HIPs as part of wider reforms to cut carbon emissions from homes and improve home buying and selling.
The purpose of the pack is to provide customers with better information early in the process to improve the speed and continuity of transactions and reduce wasted costs.

In addition to our existing services we will also be providing a HIP for each of our clients. This HIP will be provided independently by qualified solicitors and energy performance assessors, so the costing is completely transparent. The cost of the HIP can be deferred for a fee.
